What Is Lawn Renovation?
Lawn renovation is a full reset on grass that's still worth saving. Rather than replacing everything, we knock down the existing weeds and weak turf, dethatch the layer of dead material choking the surface, core aerate to relieve compaction and open the soil, topdress with compost where the soil is poor, and slice seed a quality blend directly into the ground so it makes contact instead of blowing into the beds. Grass that keeps failing in the same spots is usually telling you something about compaction, drainage, pH or shade, and the renovation is the chance to fix it.

When Is Lawn Renovation Necessary?
Renovation makes sense when a lawn is thin and patchy across most of its area but still has some decent grass in it, when thatch has built up past half an inch, when the soil is so compacted that a screwdriver won't push into it, or when years of crabgrass and clover have crowded out the good turf. It's also the standard move after a bad grub year or a drought summer. Late August through September is the ideal window in New England, and it isn't close. The soil is still warm enough for fast germination, nights are cooling off, fall rain does a lot of the watering for you, and the crabgrass is finishing its cycle instead of competing with your new seedlings. Spring renovation works but you're racing the summer heat and the weeds.

What Is Required For Lawn Renovation?
A renovation asks a few things of the homeowner. The lawn gets mowed short and the clippings pulled off before we start, so the seed can reach soil. If we're killing off existing growth, that step happens a couple weeks ahead of the seeding. After the work, the top inch of soil needs to stay moist, which usually means short watering cycles a few times a day for two to three weeks rather than one long soak, and then tapering off as the seedlings establish. Hold off on herbicides for at least two mowings. Expect the lawn to look worse before it looks better, roughly a week of brown and open ground before you start seeing green fuzz. It's also the natural moment to add irrigation if you don't have it, because a renovation that goes dry in week two is money spent twice.
